Is the real estate market slowing down?



As you can see from the chart below we had a slight drop in Median Home Sales Price for the month of March.  There are several factors that can attribute to this slight pull back.  One major factor that we know of was that April 15th kept some buyers out of the market until they knew what the IRS was going to take.


Overall a slight pull back like this is not the end of the world.  We have seen great year-over-year growth and a small correction is expected.  Prescott did see a large correction in the downturn, but has since rebounded nicely.

How is the Prescott Real Estate Market Doing?

The chart below is pretty telling as to the ever changing home sales prices in the Prescott real estate market.  As you can see there has been some positive movement in the last few years and we can say that the bottom of the market in 2011 was a good sign that there are still people out there buying homes.


We will always see new buyers come into the real estate market and as long as Prescott continues to be a place of retirement, we will continue to see home sales move higher.  The housing bubble was detrimental to the Prescott area, but the bursting of the bubble helped those individuals looking to purchase a home at a lower price.  Now that those individuals who purchased in 2011 are stable in their home growing their equity with time and payments they are able to stabilize the real estate market even more and help home values rise.

How much is my home worth?

There are so many factors that go into the value of your home.  In today's market there is a lot more that goes into a home's value than simply price per square foot.  Prescott, Arizona is the market that I sell real estate in.  There are a lot of factors that play into the value of your home in Prescott, AZ. 


Factors such a location are key in any real estate sale, but even more important than location is price.  Pricing and valuing your home are two separate issues. The only way to really determine the value of your home is to find a buyer and sell it to them.  The buyer and seller agreement is what determines market value on a home in Prescott.
